Formed Space developed from the idea of balancing both architectural and construction demands, and merging the two seamlessly to create an efficient and effective method to streamline the build process. Space is not just the dimensions of height, depth, and width within which all things exist. Space is also an opportunity, a platform, to design and build your vision, and form it into a physical reality.

Our vision stems from Raw Modernism, the idea of creating sustainable, simple and minimalistic spaces using industrial and earth materials.

Design

The first step in transforming your vision is identifying it. We obtain clear project goals and expectations then use this information to determine the best approach and plan to transform your vision from an idea into a physical space. Depending on the project, we gather more information about you and other related factors such as site, zoning and building codes. Following, we develop a clear plan that aligns with the scope and budget.

Construction

Using preferred contractor and supplier estimates, we set up a construction budget and schedule. Following, we monitor day-to-day activities to assess the progress and quality of work performed. We ensure the project is on schedule, under budget, and is code compliant. If you require consulting for a new or stalled project, we provide guidance on how to move forward.

I feel like I am ready to move forward with the process but I am not sure how to get the ball rolling, how would you approach this project?

Since every project is unique, it requires an individualized approach. Essentially, we are here to transform your vision into a physical reality. We welcome creative ideas from individuals and professionals. Whether the project is a new construction, renovation, or a custom piece of furniture, the first step is to schedule a general meeting. During this meeting we will identify your vision. We will determine what is most important to you; we will provide suggestions, discuss preferences, end goals, and determine feasibility.

Do you have a signature style?

Yes, we do have a signature style. Although our style is adaptive, it stems from Raw Modernism, the idea of creating sustainable, simple and minimalistic spaces using industrial and earth materials such as steel, brick, and aged wood. We strive for durability, and prefer the idea of a structure or object being built to last.

Will you create a schedule? How often will you update it?

Yes, we will create a schedule. Creating a schedule is crucial as it outlines the project and sets deadlines for essential items on the schedule. We will maintain the schedule daily, and share the updated version with you every two weeks. Additionally, we will provide you with a more detailed recap of the project every other week, alternating between the updated schedule.

Who will be on-site each day, or as construction allows?

During the construction process, Construction Manager Mark Tokarzewski will be on-site to monitor the progress and quality of work performed. Mark will ensure the project is on schedule, under budget, and follows applicable code. In absence of Mark, Founder Conrad Szajna will oversee on-site work.

How will you communicate with me?

Communication is crucial, as a project does not materialize without it. In today’s era of technology, communication is not limited to one method. We understand that you have a preference, and our communication means are customized based on you.

While on-site, we use software that allows us to document and adjust plans and progress, and also allows us to include other parties, such as subcontracts and owners, ensuring the entire team is kept well-informed. We will also update owners with biweekly progress and schedule updates. During our weekly owner meetings, we will provide meeting minutes that are updated each week. Meeting times can be adjusted to fit your schedule – some owners want to be more involved, while others prefer less participation. We are more than happy to adjust and accommodate.

We understand that there may be some changes made, so how would those changes be handled?

Just as visions change, unforeseen circumstances do occur. We believe that the best way to deal with change is to plan for it. Therefore, we need to eliminate the element of surprise from your vision. Pre-design, we will discuss specific scenarios that can arise and the corresponding adjustments that would be required. If a change does take place, we will discuss it, thoroughly document it, and assess its effects on the schedule and overall budget. Prior to proceeding, both parties would approve and sign off on the changes.

I’m worried about not having enough time to make key decisions, how will you let me know when I need to make them?

As a boutique design-build firm, we have the time and resources to make you a priority. With us, you do not have to worry about not having enough time to make key decisions. We understand that you have a life outside of this project, and your customized schedule will reflect your other obligations. Pre-design, we will get to know you and discuss your other important obligations and time constraints. In addition to the construction schedule, we will provide you with a more detailed document that outlines the timing of key decisions such as layouts, interior and exterior finishes, landscaping, and so on. Furthermore, we will maintain a personalized online calendar that will notify you of upcoming activity well in advance.

If there is an emergency, how can I reach you after hours?

Emergencies are unpredictable; however, you can be certain that we can be reached. We will provide you with all necessary contact information prior to the start of your project.

So the project finished successfully…now what?

Our relationship does not end at project completion; project completion is just the foundation for an on-going relationship. Upon completion, we will provide you with all necessary paperwork, such as lien waivers, permits, and inspection reports, along with any warranties and operating manuals for heating, ventilating, air conditioning, and plumbing equipment. Additionally, we will provide you with a full set of pre-insulation mechanical and plumbing photographs to illustrate the layout of the main lines and key plumbing connections.
